The Site

5-10 Great Tower Street is an office building bounded by Great Tower Street, St Dunstan’s Hill and St Dunstan’s Alley. The Site is not located within a Conservation Area. It benefits from excellent links, being within easy walking distance of 8 key London stations.
The building was originally built in the early 1950s, and over the years, it has undergone various interior renovations. Despite being in a prominent location the building is currently largely vacant. The quality of internal space is no longer to the standard that is required for modern commercial occupiers. Significant investment is now needed to bring the building back to beneficial use.
In addition to this, the site sits within a short walking distance to exciting cultural offers including the Monument, Tower of London and St Dunstan in the East Church Garden.

Our Hotel

Our new boutique luxury hotel will have a unique design and identity, with roots that trace back to the steeped history of the local area. It will have a range of publicly accessible ground-floor spaces that are shared between guests and visitors. These will include food and beverage outlets, including a bar, restaurant and a café, and a lobby designed for people to collaborate, gather and feel at home.

For guests, the concept will be centred around helping our guests succeed in their visit to the
city. There will be spaces for focused work and meetings, as well as for rest and play. All guests will be given access to a bespoke concierge-style app we are developing. This will serve as a personalised portal to the best cultural activities the City and London has to offer. The hotel will have a range of room types, including suites at the highest levels of the building with extraordinary views of the Shard set in front of the Thames on one side, with unique perspectives of the City of London’s Tower Cluster on the other side.

Our Design Approach

Our proposals will deliver a high-quality extension that appropriately responds to heritage assets, townscape considerations and neighbourly relationships. The extension will introduce a new architectural language that draws references from the neighbouring buildings. The revised massing will bring new life into the building and make the upper levels more efficient, while preserving the essence of the original design and increasing its sustainability and energy efficiency.

Step 01

The existing building provides the opportunity to retain the existing substructure, facade and core locations. It is from this solid foundation that the design proposals have been developed to reuse and refurbish the building.

Step 02

The existing level 7th to 9th currently step back. The first step to reinvigorate 5-10 Great Tower St is to replace these levels to maximise the floor efficiency and make the most of the opportunity available.

Step 03

One additional storey has been added to the building. The proposed massing and height of the scheme have been informed in relation to the site context and its historic surroundings.

Our approach

This design sits comfortably within the historic environment surrounding the site. It creates a contemporary mansard roof with vertical dormer windows that introduce more verticality to the whole development.

A Meeting Place

The proposals will create street-level activation along the key Great Tower Street and St Dunstan’s Hill frontages and publicly accessible ground-floor spaces that are shared between guests and visitors. Our ambition is to work with the City of London to deliver a new boutique luxury hotel that creates a unique destination in its own right and will bring new opportunities for the Destination City programme. This will create a leading City destination for workers, residents and UK and international visitors to enjoy.
Our hotel will have a range of publicly accessible ground-floor spaces that are shared between guests and visitors. These will include food and beverage outlets, including a bar, restaurant
and a café, and a lobby designed for people to collaborate, gather and feel at home. The ground floor uses wrap around the Site, activating all three frontages.

Destination City

Our ambition is to work with the City of London to deliver a new boutique luxury hotel that creates a unique destination in its own right and will bring new opportunities for the Destination City programme.
The Destination City vision is for the City of London to be one of the most vibrant and exciting places in the world, with a truly diverse economic, social and cultural offering. By providing a quality hotel in this critical location within short walking distance of Monument and the Tower of London, and enhancing connectivity to St Dunstans in the East, our proposals will bring new visitors to the City and connect them to key City of London sites.
